THE WORKING

How this calculator works

Separate principal and interest from recurring ownership costs. Property tax and insurance are spread evenly over twelve months, and all entered costs are assumed unchanged for the loan term. No location-specific tax rules, lender fees or mortgage insurance are inferred.

The formula

Principal = price − down payment. Payment = P × r / (1 − (1+r)^−n), with r = annual rate / 1200. At zero interest, payment = P/n.

A quick example

A price of 400,000 less an 80,000 down payment gives a 320,000 loan. At 4% over 360 months, principal and interest are approximately 1,527.73 per month.

How to use this calculator

  1. Choose the settings that match your scenario, using the units shown beside each field.
  2. Enter property price, down payment, annual nominal interest rate (%), loan term (months).
  3. Calculate, then review the method and assumptions alongside the results.

A few common questions

Is this a lender quotation?
No. A lender may use different fees, day counts, payment timing and eligibility requirements.
Can I pay entirely in cash?
Yes. A down payment equal to the price leaves zero loan payments; entered ownership costs still appear.
